This stunning, well-proportioned, apartment benefits from all the advantages of living in the countryside but is within easy reach of the motorway network, Birmingham Airport and Birmingham International railway.
Vendor Comments
Built in the Regency period, the neoclassical-styled Berkswell Hall country house was converted into 16 luxury apartments and mews-type houses in 1986 and occupies an idyllic rural location within the Berkswell Estate landscaped park originally established as a hunting enclosure by Henry I in the 12th century.
As owners since 1989 of another property at Berkswell Hall, in the mid-2000s apartment 9 became our buy-to-house-ageing-parent-who-sadly-never-moved-in, consequently long-term tenanted until recently.
Approaching the Hall along the private driveway through the parkland never fails to impress and calm the soul, especially at sunset.
It often feels like an oasis, a retreat from the chaos - as its individual owners can confirm – and its community can be as spirited or as solitary as each is comfortable with. We have made many good friends at the Hall over the years.
It would be difficult to find such tranquility and sense of security within 15 minutes of Birmingham Airport, Birmingham International Railway Station and the motorway network.
Tenure
We have been advised that the property is LEASEHOLD, with approximately 959 years unexpired (999 years from 24th June 1985) and is subject to a current annual ground rent of £50 and a current annual service charge of approximately £4,202, paid quarterly in 4 equal instalments of £1,050.50. The service charge includes exterior property maintenance and window cleaning, full maintenance of communal gardens, grounds maintenance of all communal and car parking areas, external lighting to pedestrian areas, buildings insurance, sewage plant and drainage. It should be noted that the Berkswell Hall Development Freehold, is owned in 16 equal shares, one for each property, through the management company. It should also be noted that the 4th schedule of the lease (restrictions imposed in respect of demised premises) states a 'no pet policy except by BHMCLtd agreement'.
